CO-LIVING HOUSING

Co-living is a relatively new type of housing whereby individual residents enjoy fully furnished private ensuite bedrooms with shared kitchens and lounges. Co-living offer enhanced facilities over HMOs, with the 24/7 presence of support staff to help with maintenance or collecting resident deliveries. Co-living also include additional amenities such as cinema, gym, games rooms and meeting rooms to name a few. All bills are included in one monthly bill making life easier and hassle free, allowing individuals to focus on the more important things in life like studying, working and socialising.

What room types do you have?

All our rooms are ground floor private ensuites. Rooms include: double bed, chair, desk, under bed storage, wardrobe and shelves.

What communal spaces do you have?

Making new friends is an exciting part of student life! That’s why we offer great communal spaces where you and your neighbours can get to know each other. Within each flat, there are two kitchens, two lounges/dining areas and private gardens. And within the building there are communal cinema, gym, games area and studying rooms. There’s loads of fun and exciting things to do all free of charge!

Are meals included?

We do not provide meals. Residents can use the fully fitted kitchen to cook their meals or they can easy access a range of local eateries in the area.

Is cleaning provided?

It’s your responsibility to clean both your room and to maintain your flat. The communal areas and corridors will be cleaned twice a week. Support team will provide guidance on how to maintain your room and cleaning equipment like vacuum are provide for free. If you would like someone to clean your room this can be arranged and will be an additional cost. For more information please contact our support team.

Can I smoke in my room or in the building?

Saltire Court is strictly non-smoking throughout the building.

Will it be noisy?

All windows are double glazed and access to corridors is limited to residents within that flat. We also operate quiet hours in the evening between 11pm and 7am. Saltire Court rests within green grounds in a quiet residential area and is very quiet.

Do you provide bedding or do I need to bring my own?

Bedding is provided. In fact, we provide bedroom supplies (pillows, duvets, sheets etc), bathroom supplies (towels, mats etc) and kitchen supplies (plates, glasses, cutlery, pots and pans etc) all for free.

Where can I store my belongings?

Each room offers under-bed storage, wardrobes and drawers. In addition, we have secure storage for any possessions that might not fit. Please inform our support team if you’d like to use our additional storage.

Can I bring my bicycle?

Yes, we have storage for bikes on the premises free of charge.

What should I bring with me?

Rooms are fully equipped with a double bed, desk and chair and plenty of storage and shelfing. Unlike most other places, we also provide bedding, pillows, duvet, towels, cutlery, plates, cups, glasses, kitchenware and pots, hairdryers and vacuum! We provide everything so you can focus on the important stuff like studying and making friends! But, if you prefer to bring your own items or any specific furniture, please check with our support team.

Is there anything I can’t bring with me when I move in?

Please do not bring anything that is illegal or dangerous. Candles and other hazardous items are not allowed either. Unfortunately, pets are not allowed either. If you need a guide dog or working dog to assist you, please get in touch to discuss your options. Kitchen appliances are not allowed in the bedroom. Furniture must be first consulted and approved by support team before you move in.

Are things like pots, pans and cutlery provided in the kitchen?

General kitchen ware and utensils are provided. However, you may need to purchase any specialised items that you may require.

Can I bring my pet with me?

No, unfortunately, pets are not allowed.

Do I need to buy contents insurance for my room?

Selected items inside your room are automatically covered against fire, flood, theft and accidental damage by our partners Endsleigh. How much does it cost to use the laundry, cinema and gym facilities?

It’s free! You pay nothing to use laundry, cinema or gym facilities!

What happens if I have a maintenance issue?

Please report any maintenance issues to the support team. Your problem will be logged, and a member of our maintenance team will help resolve the issue as soon as possible. 

Is there parking available?

Car parking is allocated and is reserved on a first come first served basis. There is a cost for parking space, please contact our support team for more information.

What if I have a disability or special requirements?

Our top priority is making sure you have a comfortable and safe stay, so please declare any medical information or disabilities on your application.

All our rooms are ground floor and mobility friendly. In addition, we offer some wet room ensuites. When completing your application, please make sure you enter in as much detail as possible so our teams can ensure you reserve the most suitable room for your requirements.

Some rooms offer dual occupancy – can my friend come to live with me?

We have a small number of dual occupancy rooms, however outside of these rooms, we do not allow more than one person to live in rooms. Please note that dual occupancy is subject to a rental increase of £25 per week and both individuals must be students.

Can I change rooms if I don’t like mine?

All rooms are effectively the same and as much information will be provided before your arrival. If someone drops out or someone else wants to swap with you, then it may be possible to change rooms. Please contact the support team and they will do their best to accommodate your needs.

How close is my housing to the university?

Saltire Court is located at 751 Broomfield Road, Glasgow, G21 3HQ. We are conveniently located to Glasgow Kelvin College, Strathclyde University, Glasgow Caledonian University and City of Glasgow College. These 4 campuses are 10-14 mins cycle away.

What counts as an act of anti-social behaviour?

Anti-social behaviour can be any behaviour that causes, or may cause, distress, nuisance, annoyance, alarm or harassment to other residents, support team members, contractors, visitors to the property or the wider community. For example, playing loud music late at night, using illegal drugs, smoking inside the building or using threatening or abusive language towards other residents or support team members.

There are specific obligations in your tenancy agreement addressing anti-social behaviour that you must comply with. Failure to do so is a breach of your tenancy. They are:

  • Not to cause, or allow visitors to engage in, anti-social behaviour, which means any conduct causing or capable of causing a nuisance or annoyance to the Landlord, other occupiers, neighbours or people engaging in lawful activity within the locality. Examples of anti-social behaviour include (but are not limited to) not properly disposing of rubbish and inconsiderate use of the property, as well as more serious problems such as noise, violent and criminal behaviour, the supply and use of controlled drugs and intimidation, harassment or victimisation on the grounds of a persons’ race, sex (gender), sexual orientation, disability, age, religion or belief, pregnancy or maternity status, or socio-economic status.

  • Not to cause any nuisance, offence, disruption, harassment, annoyance or persistent disturbance to others.

How do I report an act of anti-social behaviour?

Our support teams are present 24/7 to support you with any concerns around anti-social behaviour. You can contact us via telephone, email or speak to a member of the support team at the reception desk. We can then take appropriate action. This might include speaking to the resident(s) in question about the obligations in their tenancy agreement and the effect of their behaviour on others, or informing their guarantor, university or other authorities.

If you witness an incident where there is immediate risk to yourself or others, you should alert emergency services by ringing 999 immediately.

Where do I access relevant support if I have been affected by an act of anti-social behaviour?

Our support team will be able to guide you to support available with local charities, student services at the university and the local police. We would also encourage you to contact a family member or friend for additional support.

Student Minds is the UK’s student mental health charity. Their website is a great source of information and advice. Student services at university will also have further guidance that can support you during your time at university.

What’s included in the rent?

Most bills, including electricity, water, heating, high speed Wi-Fi, TV licence and general contents insurance are included in your rent. In addition, laundry facilities, cinema, gym, general management and maintenance services are included. Linen (bed sheets, duvets and pillows) and kitchen utensils (pots, pans, cutlery, plates and glasses) are also included. In addition, twice weekly cleaning of communal lounges, kitchens and corridors. If you require a car parking space there is an additional cost.

What’s not included in the rent?

Cleaning of individual bedrooms is not included, however we provide access to cleaning equipment. Cleaning of individual bedrooms is available as an extra service and charge.

Can I view the property and room before booking?

Looking to view first? Virtual tours maybe available but if you would like to see the property in person, you can contact our support team who will arrange a viewing.

I am a non-UK resident. How do I book a room?

We understand that it can be tricky booking a room when you’re not based in the UK. To help, we have created a virtual tour that allows you to view the premises remotely (see it here). Should you have any questions, our support team are always on hand to help. When it comes to booking your room, non-UK residents will need to provide details of a guarantor or pay upfront for the year.

Can you store my luggage if I have it delivered ahead of my arrival?

We will be preparing your room for your arrival, and will not be able to store any luggage for you before you arrive. LOVESPACE provides storage and packing solutions for all residents at properties without the hassle. You book online, they collect for free, store your stuff and deliver back to any UK address.

How do I book with my friends?

We welcome group bookings of any size! Before booking, email our support team and state all names and email addresses of everyone in your group. Your friends will then be invited to register with our website too! When all applications are received, our support team will ensure your group is together.

Can I choose who I live with?

When you book, your room will be allocated at random. If you have a preference on who you’ll be living with for example same sex flatmates or postgraduate flatmates, please mention on your application and the support team will see what options are available for you. We will try to meet your preferences where we can but can’t guarantee this as it is dependent on availability.

How do I book if I am a returning student?

We believe in rewarding loyalty. Make sure you tick the ‘returning student’ box in your application to receive your special returner rate! Our support team will take care of the rest. Welcome Back!

Can I arrive earlier than my tenancy start date?

Early arrivals are possible depending on the availability of the room you have booked. If you wish to arrive earlier than your tenancy start date, please contact the support team. They will do their best to accommodate your needs.

Can I extend my tenancy?

Yes, if the same room that you are currently in is available then we are happy to extend your stay. Please inform the support team and they will be happy to arrange this for you.

Can I check-out before the end of my tenancy?

Yes. You can leave any time before your contract ends. You’ll need to check-out at the reception desk, return keys and inform support staff you are leaving early. Rents are non-refundable.

How do I collect my key?

You can collect your keys from reception when you arrive. Remember, if you have been asked to do so, make sure you have booked a check-in slot. At your allotted time, just come straight to the main reception with your photo ID and the team will have your keys ready and waiting for you.

Can someone else pick my key up for me?

No. For security reasons, they can only give your room key directly to you.

Can I move in early?

We have standard tenancies with fixed dates and cannot be changed. However, if you are looking to move in earlier it may be possible to book an additional short stay tenancy and you will be charged for any additional nights subject to availability.

I’m going to be late – do I need to let you know?

If you are running late on your arrival day, don’t worry, we will still be able to check you in.
As you will have missed your check-in slot you may have to wait until we can welcome you to the property safely.

Can my family or friends stay for a few nights after dropping me off?

We have a guest room that may be booked for visiting friends and family, there is charge for this room and is subject to availability. For more information contact the support team.

Can I sublet my room to someone else?

No, subletting your room is strictly forbidden. If you do wish to leave your contract early you will need to find a replacement tenant and provide their details to the support team so they can release you from your contract and create a new tenancy agreement for the new tenant.

Do you accept replacement tenants?

Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, the property will release you from your Tenancy Agreement on the date seven days after the new Tenants Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, they will release you from your Tenancy Agreement from the start date of the replacement Tenant’s new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged GBP 50 to cover their costs of preparing the Room for the replacement Tenant.

Do I need to read the tenancy document?

Yes, it’s really important you understand what you’re agreeing to. If there’s any terms or conditions which are unclear, or if you’re still unsure, we recommend you get in touch. Once you’ve accepted your tenancy agreement, you have entered into a contract. If you want to change or cancel your tenancy at a later date, you’ll need to check the cancellation policy.

How to pay

We believe in being flexible. That means you get the choice on how you pay your rent. You can choose from annual, semi-annual and monthly* instalments across the year and pay online. We do not accept cash.

*If you pay semi-annual, your total amount will be 5% more expensive and if you pay monthly, it will be 10% more expensive than if you pay annual.

Do I have to pay a deposit?

Yes, a deposit of one month’s rent will need to be paid by the time you check in. It is held in a Government approved Deposit Protection Scheme (DPS) for the duration of the Licence. You will receive an email confirmation from DPS when the deposit is registered.

In addition to the above a key deposit of £50 will be held against the key security which will be refunded on return of the key at the end of the term. 

What does the deposit cover and when will I get it back?

The deposit is registered with the DPS and covers any damage you may cause to your room; this excludes normal wear and tear. It is refundable at the end of your tenancy end date based on a  a successful check-out inspection (i.e. no damage, cleanliness related issues or outstanding rent). The deposit is usually received within 28 working days. You will receive an email from DPS confirming when your deposit is ready to be returned. 

What happens if I can’t make a payment?

Your rental instalment due dates are outlined in your tenancy agreement and by accepting the terms and conditions of your contract, both customer and guarantor are accepting responsibility for payment on the dates provided. If you are unable to make payment for your rent, please speak to the support team. They will be able to discuss with you your payment options and advise you of any future implications depending on how late the payment will be.

What is a guarantor and why do I need to provide one?

Your guarantor is a person who agrees to pay your rent or make other payments due under your tenancy agreement if you are unable to. They’re standard practice for rental housing, particularly for students. We will only contact your guarantor if there is a delay in payment or we are concerned that the terms of your tenancy are not being complied with. Your guarantor should be over 18 years of age. They should be in full time employment and a homeowner and/or renting housing. We welcome international guarantors.

What does my guarantor need to do when I book?

We’ll send your guarantor a separate form to fill in once you’ve made your booking and provided their details. They’ll need to complete this form to prove they are eligible. If your guarantor needs to see a copy of this form before you book, then they can ask our support team, who’ll be happy to provide a copy to read in advance. They’ll also be able to answer any questions that you or they have about this document.

What happens if they don’t or can’t sign the form?

If the person named as a guarantor would prefer not to sign the agreement or isn’t eligible to act as a guarantor, we ask the student to nominate someone else. If the student is not able to find a guarantor, we’ll then discuss this with the student – we may need to cancel the booking, or we may be able to agree with the resident that because of their individual circumstances the tenancy agreement can proceed without a guarantor.

When might you contact my guarantor?

Unless you’ve asked us to notify them of other issues, we’ll only contact your guarantor if there’s a delay in payment or we are concerned that the terms of your tenancy are not being complied with. Typically delays in payment will relate to rent, but it would also cover issues like any damages to your room that haven’t been paid for. More information is explained in the agreement we’ll send to your guarantor.

Can my parent/guarantor ask questions about my tenancy on my behalf?

If you’ve signed a tenancy agreement with us, we will communicate with you directly. We’ll only contact your guarantor if there’s a delay in payment, if we’re concerned that the terms of your tenancy are not being complied with, or if you’ve specifically given your consent for us to discuss your tenancy with a named third party. However, we can provide general information about our tenancies and processes.
